Hi cc,
Not sure but with the large grounds & upkeep (+ insurance, etc.) that OceanView/Reserve boasts, $700 isn't way off from the Miami Standard of a 2BR with averages ranging from $400-$1200/month. Any assessments will be paid at time of closing and I believe they have had them but for what exactly, I don't know. The resale values are now great for SIB but I haven't been fond of keeping up with this property. Great for tennis buffs wanting ocean access on a budget.

Anything happening in Oceanview/Oceanreserve in Sunny Isles? I noticed that HOA are $700+ for 2bd. Is there an assessment?
